The Sales Office in Your Pocket: How an AR/VR App Destroys "Catalog Blindness"
Developed a mobile app with a "Immersion Triad" (AR/VR modes) that qualifies leads and expands sales geography for real estate.
Canvas Idea
To create a mobile real estate catalog that uses VR and AR to let clients explore apartment layouts and interiors anytime, anywhere, using only their smartphone.
Canvas Challenge
Standard real estate websites cause "catalog blindness." Clients scroll through hundreds of similar photos and 2D floor plans but get no real sense of the space. The challenge was to break through this information overload and create a "sales office in your pocket"—a tool that turns passive browsing into an interactive exploration and builds an emotional connection long before a call to a sales manager.
Stroke Solution
The key decision—the "one precise stroke"—was the "Immersion Triad," a seamless combination of three viewing modes in one app. 1) "Dollhouse" Mode (AR): Lets users place a 3D model of the entire complex on a real surface. 2) "Virtual Visit" Mode (VR): Allows a full virtual walk-through of any apartment. 3) "Blueprint Revival" Mode (AR): Brings 2D floor plans from a brochure to life as a 3D model on the page.
Value Metrics
- Pre-Qualified Leads: The app acts as a powerful filter. Clients who call after using it are already "warmed up" and much closer to a purchase decision.
- Expanded Sales Geography: The "office in a pocket" removes geographical barriers, allowing buyers from other cities to get a fully immersive experience without an on-site visit.
- Accelerated Sales Funnel: The app creates a strong emotional connection at the earliest stage, shortening the consideration phase and the client's journey to a deal.
Tech Stack
- 3D Engine: Unity 2017.x with C# scripting
- AR Library: Vuforia SDK for marker-based ("Blueprint Revival") and markerless ("Dollhouse") tracking
- VR Library: Google VR SDK for mobile virtual reality (Cardboard/Gear VR compatible)
- 3D Modeling: Autodesk 3ds Max / Blender for creating architectural models and interiors
- Architecture: Standalone mobile application with all 3D assets and data bundled locally
“My wife and I spent two months looking at developer websites—it was all the same: pretty pictures and confusing floor plans. Here, I downloaded the app, placed our future building on our kitchen table in AR, and just walked around it for 15 minutes. Then I 'entered' our apartment in VR. After that, the question wasn't 'should we visit the sales office?' We were on our way to sign the deal.”— Maxim, apartment buyer
